Right To RepairTenants have the right to have small, urgent repairs carried out by their landlord within a given timescale. This is called the Right to Repair scheme and applies to tenants of all local authorities and housing associations. The scheme covers certain repairs up to the value of £350, typically including:
-Loss or partial loss of electric power or gas supply. -Toilets which do not flush. -Loss or partial loss of water supply. -Unsafe access to a path or step. -Broken extractor fans in kitchens and bathrooms with no external windows or doors. This list is not exhaustive and full details of repairs covered by the scheme are available from the Association’s Property Services team. Repair times depend on the type of repair. For example, if your toilet is not flushing, then under the scheme the Association has one working day to repair it, but would have seven working days to repair a broken extractor fan. Where circumstances arise which make it impossible for the contractor to carry out the repair within the specified timescale (i.e. severe weather), it may be necessary to make temporary arrangements and extend the repair time. If this happens, the Association will let you know. If the Association’s usual contractor does not start the repair within the specified time, you can tell another contractor from the Association’s list to carry out the repair. You cannot instruct a contractor who is not on the Association’s list. In these circumstances, the Association will pay you £15 compensation for the inconvenience. Where there is no alternative contractor available, you will still be entitled to £15 compensation. If the contractor cannot gain access to your home at the agreed time, your right to repair will be cancelled. You will then have to re-apply and start the process again.
