Technical Services

The Technical Services Department has responsibility for the following functions:-

  • Repairs and Maintenance
  • Landscape Maintenance
  • Development
  • Health and Safety
  • Sustainability

Repairs and Maintenance

This includes day-to-day reactive repairs, empty property repairs, adaptations for the disabled and cyclical and planned maintenance to all Association properties.

The repairs function involves the supervision and monitoring of Contractor's performance, to ensure that the required quality and performance standards are achieved. Tenants are issued with Customer Acknowledgement Forms, incorporating Satisfaction Questionnaires which they are requested to complete and return to the Association in order that we can determine the effectiveness of the current service and seek to continually improve this service.

Right to Repair

Cyclical Works

Every year the Association carries out a programme of cyclical repair work across its stock. This work includes annual gas safety inspections, bi-annual gutter cleaning, 5 yearly electrical testing (to properties over 15 years old) and 5-yearly pre-paint and painterwork.

Planned Maintenance

The Association carries out major improvement or upgrade works to its stock in line with priorities identified in its' 5-year stock condition survey.

The Association is working along with all other Registered Social Landlords towards achieving compliance with the Scottish Housing Quality Standard to its housing stock by 2015. Ongoing consultation will take place with tenants and their tenants groups in the achievement of this standard.

Sustainability

The Association recognises that there is a need to address environmental protection on an international, national and local setting. The Association will, through the introduction of its’ Sustainability and Environmental Policy, demonstrate its’ commitment to this agenda through self evaluation and working together with customers and partner organisations in accordance with the Association's wider strategic and operational requirements.
